Step 1: Initial Discussion

At Golban Construction, we start by aligning with your vision. You’ll have a focused conversation with our Project Director and owner, Paul Golban. This discussion helps us understand your project’s scope and key elements for planning. It’s an opportunity to get a feel for working together.

Step 2: Consultant Agreement

Once the Consultant Agreement is signed, Golban Construction starts planning your project. We handle all necessary preparations for an accurate construction plan.

• Evaluate the project area to understand its unique features.
• Agree on a design, either one we create or collaborate with your designer/architect.
• Develop a detailed budget using our Cost Engineering approach, ensuring materials fit your style and budget.
• You’ll receive a comprehensive project estimate that outlines the scope and budget. This detailed document identifies each construction component and specifies selected materials. You’ll meet with Paul Golban to review, discuss, and finalize the project’s scope and materials.

This estimate becomes the foundation of your project, including all agreed-upon activities and costs. Any deviations, such as unforeseen conditions or requested changes, will be discussed with you.

Step 3: Contract

The contract formalizes your agreement with Golban Construction, incorporating the Project Estimate, timeline, and detailed scope of work. As an Open Book Company, we use a Cost-Plus contract, showing you all receipts for materials and labor, including subcontractors. You only pay for completed work.

Step 4: Weekly Follow-ups

We schedule regular weekly meetings, either on-site or via Zoom, to keep you informed. These meetings cover:

• Completed tasks and upcoming steps
• Behind-the-scenes preparations
• Schedule updates
• Budget reviews with each invoice

Step 5: Change Orders

Discovering the perfect light fixture or flooring mid-project? Sometimes, unforeseen conditions or new material options arise. We issue a Change Order for any deviations from the original plan, showing you the impact on the project and budget so you can make informed decisions.

Step 6: Punch List

As we near completion, attention to detail is crucial. We provide a Punch List of items needing a final review and finishing touches. Your approval of these details signifies the successful completion of your project.

Step 7: Celebration

While not a formal step, this is the most enjoyable part! After all the planning and construction, it’s time to enjoy your new exterior, create lasting memories, and live your best life.
